The Four Phases of Building Development
> Visioning The first phase of the process where you focus on the task at hand and develop a strategy to be used throughout the project. Visioning is considered pre-design; it’s the assembling of information prior to putting pencil to paper.
> Planning The discovery phase of the building development process where you and Carlson Architecture begin to investigate the various opportunities and options available to you on your site. In the planning phase we will begin to test your ideas in graphic form.
> Designing
Highly technical phase where your needs and desires are communicated to contractors in working drawings and in technical specifications. Your detailed input regarding finishes and materials selection is required by your architect and engineers in order to complete documents for bidding and construction.
> Construction The last phase of the building development. The project is bid and awarded to qualified contractors. Building demolition, renovation and construction is completed. Carlson Architecture will assist you in obtaining occupancy and closing out the project. We will make certain that all the warranties for products and materials are received as well as all “punch list” items are completed.
